Buying a Nantucket Property? Look Beyond the House.

Zoning, ground coverage, utilities, and ADU potential can shape what a property can become. Investigate them before committing to a plan.

Start with your plans for the property

A beautiful house is only part of the decision. Before buying, consider how you want to use it—and whether a future addition, guest space, or accessory dwelling unit is actually feasible. Zoning and allowable ground coverage

Confirm the parcel’s zoning district and applicable overlays. Ground coverage, setbacks, and other dimensional rules can affect an addition or new structure; open lawn does not necessarily mean buildable area. Have the existing and proposed coverage reviewed against a current survey and applicable rules. Start with the Town’s maps and zoning regulations, then verify the property-specific interpretation with the appropriate professionals and Town staff.

Sewer, water, and infrastructure

Check sewer district status, the existing wastewater arrangement, and the requirements for any proposed change. Separately confirm water service and relevant water-resource protection zones. A district boundary is not confirmation that a connection or increased capacity is available. Ask the Sewer Department and Water Department about the parcel, connection requirements, and potential costs.

Accessory dwelling units

An accessory dwelling unit (ADU) is a separate housing unit on the same lot as a principal home. Massachusetts provides a protected-use pathway for qualifying ADUs, but eligibility does not settle every design, infrastructure, or permitting question. Check the proposed unit against current state guidance and Nantucket’s requirements. Do not assume a guest cottage, additional bedroom, or intended rental use is automatically permitted.

Also identify any title restrictions, permit-history issues, or historic and environmental reviews relevant to your plans.
